Wood-Destroying Organism (Termite) Inspection: $100

Wood-destroying insects can cause serious damage to the wooden structural components of a house. They can hide and go undetected for a long time, but there are many telltale signs for different species that indicate their presence. I’ll inspect your home for evidence of infestation now before it becomes an expensive problem later. ​

EIFS/Stucco Inspection: Contact for pricing quote

Stucco is an attractive exterior cladding that has superior insulation value, weather resistance, and longevity. It can be applied over a range of surfaces, including masonry, metal, and wood. Stucco requires an expert to properly apply and repair it. Stucco also requires specialized knowledge to accurately identify its different components. I’ll perform a non-invasive inspection to determine the type of stucco system on your home, and make recommendations for maintenance and repair, if necessary.

Do you need just a roof inspection performed for insurance or other purposes? I will perform a standalone Roof Inspection & Certification and evaluate your roof from the eaves, as well as walk it (when it is safe to do so) to assess its overall condition, including the presence and status of flashing, chimneys, vents, skylights, and other penetrations. ​

Drone: $250

I use a state-of-the-art, camera-mounted unmanned aerial vehicle (UAV) or drone to capture images of unsafe or hard-to-access areas, such as tall roofs. I can get an up-close look at any issues and defects that would otherwise not be properly inspected and reported. I can also take aerial photos of the property for real estate listings and informational purposes. ​

Plumbing Inspection: $250

A plumbing inspection is a systematic process of assessing the critical areas of the plumbing system of a property. It is performed by certified plumbers to avoid the risk of pipe corrosion, clogs, leaks, and burst tubes that can cause flooding and property damage.

Phase Inspection

Are you building a new home? I’ll come out during different phases of the construction process to make sure your project is being executed according to your specs. I can verify that scheduled work has been completed before you make a payment to your contractor. I’ll also come out prior to project completion to help you and your general contractor devise a punch list of remaining items. This is not a code-compliance inspection for your contractor, but a New Construction Inspection for you.

Sewer Scope

Are your sinks and tubs emptying too slowly? I will use a special camera to scope your sewer line to visualize any blockages that are interfering with your plumbing system’s proper drainage. Finding and addressing such problems now can head off catastrophic and expensive repairs later. ​

Pool & Spa 

Your pool and spa require proper maintenance and regular inspection so that you can enjoy them for years to come. Your pool maintenance professional is responsible only for your pool’s chemistry and cleanliness. Using a comprehensive checklist, I will inspect your pool and spa for all the other items that will ensure their proper condition and function, as well as your family’s safety.

Mold Inspection

Unchecked mold indoors can damage the structure of a home, cause wood rot, and ruin drywall. Most importantly, mold can cause health problems. A professional mold test starts with a thorough inspection of your property. I will investigate any signs of past or present water intrusion, which can promote mold growth, and I’ll take samples of any suspected mold for laboratory analysis.

Thermal Imaging Inspection

I use a state-of-the-art infrared camera to find problems that aren’t always apparent to the naked eye. An IR camera translates the heat signatures of objects into colors on a gradient scale, with higher temperatures appearing as lighter colors, and lower temperatures and wet areas appearing as darker colors. By evaluating these images, I can detect sources of energy loss, locate areas of moisture intrusion, pinpoint dangerous hot spots in the electrical system, and uncover other problems, such as wood-destroying pest and rodent infestations, as well as flue leaks in the chimney, which can lead to carbon monoxide poisoning. ​

Chimney & Fireplace Inspection

A level-one chimney inspection includes a visual check of the fireplace and the chimney without any special equipment or climbing up on the roof. The chimney sweep comes to your house with a flashlight; looks for damage, obstructions, creosote buildup, and soot; and tells you if the chimney requires sweeping.

Commercial Property Inspections

Remember that your liability can extend to employees, customers and occupants, so make sure that your commercial property’s structure, electrical, plumbing and HVAC are functioning safely. If there are issues, I can make the appropriate recommendations for licensed professionals who can advise you on specific maintenance and repairs.

Commercial Roof Installations

After the visual inspection and core samples have been taken, a detailed report will be given to the building owner. The report will include areas that are causing leaks, areas on the roof that are saturated, photos of these areas, and recommendations going forward.

Pre-Drywall Insulation Inspection

One way to ensure that a house is built according to its specifications is by performing a pre-drywall inspection. “Pre-drywall” refers to a phase during the homebuilding process just after the installation of certain elements – such as the doors, windows, foundation, flooring, wall and roof components, plumbing and electrical rough-in – and right before the drywall is hung. This in-progress or construction-phase inspection is useful because drywall can obscure some aspects of the interior and make identifying or fixing any problems both difficult and expensive, once the new home is completely finished.

An electrical home inspection provides a thorough examination of your entire electrical system, ensuring all electrical wires, systems, and components (such as appliances) meet legal safety standards.

ADA Compliance

“Disability Access Inspection” is when a commercial property hires a professional Certified Access Specialist / CASP before they are taken to court for lack disability access to the general public. ADA Specialists. Reviewing your property for lack of accessibility.

Green Energy Features

Does your home incorporate green building systems or materials, such as passive solar technology, straw bale insulation, or thermal radiant floor heating? I will go through a checklist with you to determine the types of green items built into your home and inspect them for energy efficiency and functionality. This inspection can earn your home Green Certification, which means that you may be eligible for home loan and insurance discounts, depending on your lender and carrier. ​
